To clean the condensing coils, remove the entire cover (watch for wasp nests) of the air conditioner to gain access to the coils, being extra careful not to bend or break any refrigerant lines; then, clean them by blowing compressed air at them or by using a soft bristle brush to brush the dirt away.

Clean any dirt or lint build-up in the bottom of the air conditioner so the condensed water will be picked up by the condensing fan slinger properly.

Check the aluminum fins on the rear of the unit – they can get bent and crushed when objects touch them, reducing the efficiency of the unit. RepairClinic.com can supply a handy fin-straightening comb.
